The price range of our 'turn key studios' (where we do all the work) ranges between £8000.00 and £20,000.00. These prices represent amazingly good value; that said, as with any self build housing project, the total cost can be reduced by as much as 40% if the client is willing to do all the unskilled and semi skilled sitework.

THIS IS WHAT A BIG TIMBER BUILDING OFFERS:
  • Flexibility in the design layout
  • A building frame that requires zero maintenance and will last at least a lifetime
  • No subsidence or movement
  • A structure that is strong enough to support a tiled or slated roof
  • No DAMP INGRESS or MOULDY CORNERS
With a construction kit, Big Timber still erect the structure, we install the windows and doors, we fit the outer cladding and felt and batten the roof.

In all we provide:

  1. Planning drawings as necessary
  2. Working drawings and specifications
  3. The complete timber frame and roof structure up to and including the felting and battening ready for tiling or slating by others
  4. The upvc or redwood doors and windows all fixed into position on site
  5. 22mm Thick double tanalised and base coated outer cladding - all fixed by Big Timber on site (ask us to send you a sample of our profiled redwood cladding).
  6. Insulated roof panels fixed on site ready for internal painting
  7. Loose insulation and vapour barriers for the walls
  8. A budget priced schedule of material required to be purchased locally

EXCLUDED FROM A CONSTRUCTION KIT CONTRACT:

  1. The construction of the base - Big Timber provide dimensioned drawings
  2. Tiling or slating of the roof
  3. Installing the wall insulation and vapour barriers after your own electricians and plumbers have installed their carcass works.
  4. Fixing internal wall plasterboard and filling and soothing the joints
  5. Skirtings, architraves and internal doors (if any).
  6. Gutters and down pipes
  7. Paint work (all exterior timber is already tanalised and base coated).
  8. The interior floor covering.
  9. Electrical and plumbing second fixing - including bringing in supplies from the main dwelling

ABBREVIATED SPECIFICATION

  • Foundation: Either a raft, an orthodox strip footing or a series of mini piles
  • Walls: 216 mm (8.5 inch) wide. Big Timber Heavy Duty Double Tanalised Redwood timber cladding on 25mm treated battens on breather membrane on 150mm insulated timber frame with 12.5 mm plasterboard over inner vapour barrier.
  • Roof Frame: Big Timber feature truss or trusses with Big Timber ridge purlin supporting Cellotex filled stressed skin panels.
  • Roof Covering: Either Industrial quality colour coated galvanized roof sheets or slate.
  • Windows and Doors: 70mm upvc inward opening tilt and turn windows with mid rail. 24 mm double glazed units. Lead dressings over adjacent cladding.
  • Electrical Fittings: Wall mounted panel radiator(s) and adequate power points.

PAYMENT TERMS

  • First Installment: 20% deposit.
  • Second Installment: 60%. Big Timber Ltd will notify The Client three days beforehand that the building has been manufactured at the works and is ready for dispatch. Payment due at the time of delivery.
  • Third Installment: 17.5% on practical completion of the contracted works.
  • Fourth Installment: 2.5% after a 12 months maintenance period has expired and any remedial works have been attended to.

WARRANTY.

All buildings have a structural warranty period of ten years.
